Jim Armstrong works primarily as a buyer representative in locating and acquiring properties that provide greater than normal CAP Rates and cash on cash returns. During the peak of the real estate boom in 2006, it was difficult to locate respectable income properties with a reasonable return. Jim looked out of state, eventually settling into the Tulsa Oklahoma market, brokering in excess of 80 million dollars in income/commercial property in the greater Tulsa area. Jim continues to sell select property periodically in the Tulsa area. Over the years, Jim has also bought, sold, or brokered over $100 million dollars in California real estate. In addition to representing buyers, Jim will consider listing income properties for sale on behalf of select sellers. Also, Jim has purchased several seller financed properties over the years, providing sellers with superior returns compared to an outright cash taxable sale.
