Armstrong Property Management was formed in 1979 by Jim Armstrong. In 1985 we incorporated and Armstrong Property Mgmt. became a dba of JAPM INC.

Jim Armstrong is a Native of Visalia and has been an active participant in his community for over 30 years, including Rotary, the Parks and Recreation Commission, and The Visalia Planning Commission. Jim was instrumental in the development of the highly regarded Visalia City Sports park, as well as participating in the acquisition of the secondary future sports park site. Jim has a Bachelor of Science degree from California State University Fresno and holds several real estate designations, including the highest property management designation of Certified Property Manager CPM®, awarded by the Institute of Real Estate Management. Jim has been a licensed California Real Estate Broker for 39 years and licensed Oklahoma State Real Estate Broker for 14 years.

Chris Zulik is a partner in Armstrong property Management, having joined the company in 2006. Chris was also born and raised in Visalia. He is highly experienced and has extensive property management training, having achieved the California Certified Residential Manager designation CCRM®. Chris is also a graduate of the Realtor Institute GRI® and holds a California Real Estate Sales License. Chris is the administrative/manager of our Residential and Commercial Divisions. He personally handles new accounts. In addition, Chris has sold various multifamily and agricultural properties.

Cruz Ann Duarte has represented our company at the central coast for many years under the name Armstrong Property Services. She specializes in listing and selling quality single family homes, often working with buyers from the Central Valley area, as she is a native to Visalia.
